Real Property Management Engage Rental Qualifications

Real Property Management Engage is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA). We offer applications to everyone who requests one.

Application Qualification Criteria for Prospective Tenants

The following standards will be used to qualify your application for tenancy. Any incorrect information or inconsistencies on the application will result in an automatic denial of the application. We are committed to offering equal housing opportunities according to both Federal and State housing laws.

ALL required documents MUST be submitted in order to process your application.

Age: To apply, you must be at least 18 years of age. Applicants who meet this criterion must: a) complete an online application, b) pay the $65 application fee, and c) be listed on the lease as a tenant.

Identification Document: Each applicant is required to provide a valid government issued ID.We may request additional identification documentation as needed to verify.

Credit: To qualify, applicants must have a minimum credit score of 600. Those with a credit score below 600 will be subject to a comprehensive review, and an additional non-refundable credit contingency fee may be required as a risk mitigation measure. Accounts showing excessive collections or charge-offs may also undergo review and will necessitate clear explanation. Failure to provide sufficient clarification may lead to application denial.

Income: To ensure financial stability, all applicants must meet the following income criteria.

  • You must have verifiable monthly income of at least 3 times the amount of monthly rent
  • For employed applicants, please submit the two (2) months of most current paystubs
  • For self-employed individuals, please provide a copy of your previous year’s tax return and six months of official personal bank statements directly from your financial institution. Please ensure that these statements reflect your personal account rather than a business account. Photos, screenshots, or altered statements will not be accepted for the verification.

Income Verification for Business Owners:

  • Personal Tax Returns: Provide your most recent complete set of personal tax returns, including all forms.
  • Business Income Documents: Submit your most current 1099, W2, or K1 form from your business
  • Bank Statements: Six months of full personal bank statements, demonstrating a stable income source for rent reserves

Additional Documents For Business Income Verification

  • Business  income statement
  • A letter from your Tax consultant or CPA for the business, affirming good standing with their license information and credentials.

Employment: You must have current, verifiable employment. An applicant who does not meet all requirements (such as a full-time student) may require a co-signer who meets all requirements.

Rental History: You must provide verifiable last three years of verifiable residency indicating no outstanding debt to the previous landlord(s). Evictions, broken leases, late payments, or any issues with previous residencies will be considered on a case-by-case basis and may require additional security deposit.

Animal Criteria

As part of the application process, and to ensure adherence to our pet and animal policies, we require all applicants, whether they own pets or not, to complete a pet screening through PetScreening. 

We adhere to The Fair Housing Act, which allows for reasonable accommodation involving an assistance animal in situations that meet the conditions outlined here: Fair Housing Act Assistance Animals Guidelines.

Pet Policy:

  • Typically, up to two animals are allowed per property. Please refer to the property listing to confirm if the rental permits animals.
  • We strictly prohibit the possession of poisonous, dangerous, endangered species, or otherwise unauthorized animals. Tenants may face eviction for misrepresenting any of the above types of dogs or for being in possession of any prohibited animals. Our animal policies are strictly enforced by our Lease Agreement and can be grounds for eviction.

Breed Restrictions:

  • Each property may have unique restrictions based on the type, number, and size of animals allowed.
  • We do restrict certain breeds of dogs, including Dobermans, Rottweilers, Chows, and Pit Bulls, due to limitations in property liability insurance coverage. Additionally, we require pet owners to maintain their own liability insurance to cover any damages caused by their pets.
  • Restricted breeds include, but are not limited to: Alaskan Malamute, Akita, American Bulldog, Bull Terrier, Bullmastiff, Cane Corso, Chow, Doberman Pinschers, German Shepherd, Great Dane, Husky or Siberian, Husky, Mastiff, Pit Bull, Presa Canario, Rottweiler, Terrier, and Wolf Hybrid.

Common Reasons for Application Denial

Your application will be automatically rejected for any of the following:

  • Recent evictions, bankruptcies, and outstanding debt
  • Credit score below 550
  • Unsettled charges with a previous landlord or property manager
  • Registration as a sex offender
  • Conviction for possession or distribution of a controlled substance and illegal weapons
  • Currently pending the outcome of a felony or misdemeanor charge
  • Providing false information on your application
  • Submitting an incomplete application
  • Excessive late payments and NSF charges on your rental verification
  • Allowing any person(s) not listed on the lease to reside on the property
  • Inability to verify your information, rental history, employment, or income may result in application denial

⏱ Turnaround time

It can take up to 3 -5 business days to run a background check on each applicant, which includes credit, criminal, rental history, employment verification and thoroughly review all submitted documents for all applicants.

In some cases, the approval of common interest Associations (HOA), landlord verifications, or unforeseen circumstances may require a longer processing period.

📝 Post-Application Approval Process and Property Availability

Upon approval of the Tenant Application by Real Property Management Engage,  the applicant(s) shall have two (2) business days to sign the Lease Agreement and submit the required Security Deposit to secure the property . Payment must be made using certified funds (cashier’s check or money order) or any other payment method as specifically provided and accepted by Real Property Management Engage.

Please be advised that approval of your application does not automatically secure the property in your favor. Until the Lease Agreement is signed and the Security Deposit and/or First Month’s Rent are received, the property will remain listed on the market and available for showings to other potential tenants.

🐶 Pet Policy

Case by case for acceptance. RPM Engage use PetScreening to manage important information about your Pet or Assistance Animal. If you have No Pet or Animal you are required to complete the screening process at no charge ($0) to acknowledge applicable no pet policies. Application fee for each pet is $20, and 2 pets maximum per property. Based on the pet profile, pet FIDO score is provided by PetScreening which determines a refundable security deposit between $500 -$1000 first pet, monthly fee $30 – $100. For the additional pet, the security deposit is $500 – $750 and monthly fee $10 – $30

We cannot pre-approve pets without a fully submitted pet application.

We do not provide pre-screening approvals on people or pets without a submitted application due to fair housing laws. We recommend reading the information below to pre-screen yourself before submitting an application. If you meet the screening criteria, we highly recommend applying for the home.

Application Completion and Verification

An application is considered complete when it includes all required documents and all provided information—such as income verification, all applicants and occupants, employment details and landlord references—is verified by our team. We require applicants to ensure that their information is accurate and verifiable to avoid delays in the application process and move on to the next complete application.

First-Come, First-Served Basis with Timely Move-In

We operate on a first-come, first-served basis, prioritizing applicants who submit complete and verifiable applications first. To manage our properties efficiently and to prevent extended vacancies, our policy does not allow properties to be held for more than 29 days. If the first applicant cannot move in within this period, and another qualified applicant can move in sooner, we may offer the lease to the latter. This policy ensures that we are able to offer housing opportunities promptly and maintain high occupancy rates.

Our application process is crafted to be as straightforward and fair as possible. We encourage all prospective tenants to submit their applications promptly with all necessary documentation for all applicants. This policy is uniformly applied to all applicants to ensure that everyone is treated fairly and equitably under the guidelines of our management practices.

Deposit-Free Option

Deposit-Free Technology Is Finally Here: There is no need to tie up your funds. The days of your security deposit money being locked away, collecting dust, are over. Residents who qualify are not required to pay a security deposit at some of our homes. Instead, you can give a pre-authorization, allowing your property manager to bill you up to a limited amount, just like a security deposit.

How You Qualify: We have partnered with Obligo who will securely test your bank account and available credit to see if you qualify for the deposit-free option.  If you don’t qualify, or if you prefer to pay a conventional cash deposit, you can do so using the same online process.

You’re Still Accountable: If your property manager makes a charge against your pre-authorization, you will be able to pay the balance in installments using the payment method of your choice.

📆 Move-In

Submit your preferred actual move in date on your application. We do not accept “ASAP”, date should be no more than 15-20 days out and not a Weekend or Holiday.
